Signs you need it

Is it time for a new roof?

A roof does not fail all at once — it gives warnings first. If you are seeing several of these, replacement is usually the honest conversation, not another patch:

Missing, curling, or cracked shinglesShingles that are lifting, curling at the edges, or cracking have lost their ability to shed water.
Leaks that keep coming backA roof that leaks in a new spot every storm is telling you the system is worn out, not that one spot needs patching.
Granules in the guttersFinding lots of shingle granules in your gutters or downspouts means the shingles are wearing thin.
Roof ageAsphalt shingle roofs typically last around 20–30 years. A roof near or past that range is living on borrowed time.
Sagging or soft areasAny dip or soft spot in the roof deck needs a look right away — it can mean the decking underneath is damaged.

What the job includes

What a full replacement actually includes

A replacement is a whole system, not just new shingles on top of old problems. Every replacement we do includes: tear-off of the old roofing down to the deck; inspection of the decking, with damaged boards repaired; new underlayment; architectural asphalt shingles; new flashing at chimneys, walls, and valleys; new vents; and a new ridge cap. We clean up as we go, and most single-family shingle replacements are torn off, installed, and cleaned up in 1–2 days, weather permitting. The free estimate spells out exactly what is included — no vague allowances, no pressure to decide on the spot.

Repair or replacement?

When a repair is enough — and when it is not

A repair is the right call when the damage is localized — a few missing shingles after a storm, one failed flashing — and the rest of the roof still has life in it. Replacement is the right call when the damage is widespread, leaks keep returning after repairs, the decking is damaged, or the roof is simply at the end of its service life. If a repair will do the job, we say so instead of selling you a roof you do not need. Not sure which side yours falls on? Take the repair-or-replace quiz, or get a free inspection and we will show you photos of what we find and give you a straight answer.
