Flat Roof Repair, Coating & Replacement

Flat roof repair/coating — plus full flat roof replacement when the roof calls for it — is a specialty of ours for DC rowhomes. Repair first, coating second, replacement when the roof calls for it — and a straight answer on which one your roof actually needs, with a free estimate and no pressure either way.

Finding the leak

How we trace a flat roof leak

On a flat roof, the stain on your ceiling is almost never directly under the leak. Water travels along the decking and framing and shows up somewhere else entirely, so guessing — or just coating over the top and hoping — wastes your money.

We inspect the whole roof system, not just the wet spot: every seam, every flashing where the roof meets a wall, parapet, or curb, every vent pipe and skylight, and every drain and scupper. We check for ponding water and soft or spongy areas underfoot, and we show you photos of what we find so you can see the problem yourself before deciding anything. The free inspection settles whether you need a repair, a coating, or a replacement — and if a repair will do the job, we say so instead of selling you a roof you do not need.

What goes wrong

Common flat roof problems on DC rowhomes

Rowhome flat roofs hide behind front parapets and take standing water, summer heat, and winter freeze-thaw every year. These are the failures we see most:

Seam failuresSeams are the joints between sheets of membrane. Age, heat, and movement open them up, and an open seam lets water straight into the roof system.
Flashing failuresFlashing seals the roof where it meets parapet walls, curbs, vents, and skylights. When it pulls away, cracks, or was never sealed right, water gets in at the edges.
Ponding waterWater that sits on the roof more than a day or two after rain speeds up membrane wear, finds every weak seam, and adds weight. Clogged drains and low spots are the usual causes.
Membrane damageBlisters, cracks, splits, and punctures from foot traffic, dropped tools, or age. A damaged membrane keeps leaking no matter how many times the ceiling stain gets painted over.
Drain & scupper problemsClogged, undersized, or disconnected drains and scuppers back water up onto the roof — and when an interior drain leaks, it can look exactly like a roof leak.
Parapet & coping issuesCracked coping stones, open parapet joints, and failed wall flashing let water in behind the membrane, where it rots wood and shows up as stains far from the source.

Repair

Fix the actual problem first

A repair means fixing the failed part, not covering the whole roof and hoping. Depending on what the inspection finds, that usually means: patching damaged membrane; re-seaming split seams with proper cleaning, priming, and patching; repairing or replacing failed flashing at walls, curbs, and penetrations; clearing and repairing drains and scuppers; and correcting the drainage problem behind ponding water where the structure allows. A targeted repair is the right call when the damage is localized and the rest of the roof is still sound — it stops the leak now and buys the roof years more life.

Coating

Silicone coating: protection after repair

Once the repairs underneath are done, a silicone coating goes on as a seamless, waterproof finish over the whole surface. It protects against sun and standing water and can add years of life to a flat roof that is structurally sound. Two things matter: the roof has to qualify — dry, sound membrane with drainage sorted out — and a coating is not a repair by itself. Coating over an unrepaired seam or a failed flashing just hides the leak for a while. That is why we do repair first, coating second, and why we will tell you straight if your roof is not a coating candidate.

Replacement

When a roof is past repairing

Sometimes repair and coating will not hold, and saying so is part of the job. A full flat roof replacement is the right call when the insulation underneath is saturated, the membrane has failed across wide areas, leaks keep coming back after repairs, the deck itself is damaged, or the roof is simply at the end of its service life. A replacement means a full tear-off, a check and repair of the deck underneath, a new membrane system, new flashing at every wall and penetration, and drains and scuppers set up to actually move water off the roof. If replacement is what you need, the free estimate spells out exactly what is included — no vague allowances, no pressure to decide on the spot.

Which one do you need?

Repair, coating, or replacement — at a glance

Localized damage, sound roof → RepairA failed seam, a flashing leak, a clogged drain. Fix the failed part and the roof carries on.
Sound roof, showing its age → Repair + coatingFix the trouble spots first, then a silicone coating protects the whole surface and adds years.
Widespread failure, wet insulation, repeat leaks → ReplacementWhen the system itself is done, a new flat roof system stops the cycle.

Not sure which category yours falls in? That is exactly what the free inspection is for. We come out, inspect in person, show you photos of what we find, and give you a written price — free, with no obligation.
